Here's why you should sell your home with a modern traditional agent
As a prospective property seller, there are two main things you'll be after – getting your home sold for the best possible price and finding an agent who can make this possible.
You might, however, be left slightly confused by the sheer range of estate agents and all the different offerings – traditional, online, hybrid and so on...
While there are pros and cons to both the online and traditional models, at The Chamber Practice we believe a middle ground approach is best – taking the best of traditional and the best of online and fusing them together.
We sell your property for a fixed fee of £795 plus vat, offering total transparency on pricing throughout. We are, in fact, the only estate agency in our area that allows you to see exactly how much selling your property online will cost, with our instant quote calculator providing you with the cost of all fees associated with your sale. This includes costs for estate agency, conveyancing and other costs, with absolutely no hidden charges.
What’s more, we are not merely estate agents, we are also an experienced firm of solicitors who carry out conveyancing in-house, in effect offering sellers a one-stop shop.
We have been operating in Dundee – one of Scotland's biggest and most important cities – for 16 years and were one of the first in Scotland to offer fixed fee estate agency. In 2010 we became the first local estate agency to offer a no commission service, introducing this modern form of agency to prospective sellers in Dundee.
The thinking behind this was as follows: we calculated that the work involved in selling a high value property is the same as when selling a lower priced one, so why should the price be different? We were eager to charge a fair price for our services to give our clients great value for money. We also realised that a best of both worlds approach was the best route to take.
The influence, reach and power of technology simply has to be embraced by any estate agency that wants to be taken seriously in the 21st century, with the majority of people now heading online when browsing for property. At the same time, people still like the idea of face-to-face interaction, regular communication with a human and the reassurance of having an experienced professional on their side during a property transaction.
Importantly, we are also members of The Tayside Solicitors Property Centre (or TSPC). Why is this important? Well, nearly all of the properties in Dundee are sold on TSPC. Even more importantly, many of the new online agents on the block don't have access to the TSPC. While these agents might tell you you’re better off selling your property exclusively through platforms such as Zoopla and Rightmove, the fact that approximately 90% of all homes in Dundee listed and sold last year were sold on TSPC may persuade you otherwise.
Selling via Rightmove and Zoopla might be effective in other parts of the country, but in Dundee that's very much not the case. Without access to the TSPC, selling a home becomes a whole lot more difficult.
We also know that sellers are eager to know the potential value of their home before listing it on the market, which is where our free online valuation tool comes in handy, giving you an estimate of how much your property could be worth in the current marketplace.
In addition, if you want to work out the approximate mortgage costs of buying a new home – and whether it's affordable to you – we have a mortgage calculator on hand to allow you to work out how much you could borrow and what your mortgage repayments would be each month.
Put simply, we strive to combine the best methods of traditional local estate agents with the best online technology to enable you, the seller, to sell your property in the best possible manner at a fixed price.
