We advise on price, prepare the Sales Particulars, and provide comprehensive marketing through Tayside Solicitors Property Centre. We can conduct viewings if required and more importantly we are able to negotiate the best possible price for your property.
We do not now recommend a pre-sale valuation since it is now mandatory to obtain a Home Report from a Chartered Surveyor prior to marketing any property in Scotland. This Home Report will provide an accurate valuation of your property and this negates the need of multiple (often conflicting) valuations from Agents competing for your business. After the initial meeting with the Surveyor our experienced property team will arrange to visit and prepare marketing materials including photographs, descriptions and measurements of the rooms in your property – all with your input.
We have a team of professional Property staff led by our Property Manager, Angie McDonald who has over 12 years experience in the property market, who will take care of you from start to finish. Once an acceptable Offer has been received, only then will your file be passed onto one of our Solicitors who will deal with the conveyancing. Our estate agency team will guide and support you through the marketing process. Our Solicitors and Paralegals will also be on hand to deal with any queries relating to legal matters.
Our costs are very competitive. We are the ONLY local Agent who publish all our prices on our website. You will have comprehensive information on all the cost within seconds of visiting our website. Unlike other Agents we do not charge you a percentage of the value of your property. We charge a fixed fee of no more than £595 plus vat for our Estate Agency service (subject to us also carrying out the conveyancing. We take the view that the work is the same for us regardless of the value of your property therefore we charge what we believe is a fair price for our services. In many cases on higher value properties our costs can be several thousand pounds cheaper than our competitors.
Prospective purchasers can view our range of properties including full Sales Particulars online. Property Schedules and Home Reports can be downloaded from our website. Many of the High Street Estate Agents only provide brief descriptions of properties on their websites creating delays waiting for Sales Particulars to be posted.
All properties for sale require to be marketed with a Home Report which comprises a pack of three documents: a single Survey, an Energy Report and a Property Questionnaire. We will arrange the Home Report for you. All you will be required to do is complete the Property Questionnaire and return it to us.
